Frequently Asked Questions

What are the penthouse apartments?
Stunning fourth-floor penthouse apartments featuring 7′ windows and 10′ ceilings.

What about handicapped access?
All apartments can be converted to handicap accessible. Please feel free to call or come by to discuss any individual needs you may have.

Can more than one resident occupy a bedroom?
Yes however, only one application is accepted per bedroom. We will allow one additional application per apartment for an additional monthly fee. No more than 2 people are allowed in any one bedroom.

How long a lease can I sign? What lease terms are available?
Standard lease terms are for 1 year. When available, we allow January to August lease terms along with May to August lease terms.  The largest lease term allowed is 2 years.

Does The Factory Apartments offer furnished units?
All of our units are unfurnished. However, we can provide information to assist you in furnishing your apartment. Call or email us for details.

What about high-speed Internet?
High-speed internet is available in each bedroom and is included in the price of each apartment.

Washers and Dryers
The Factory Apartments provides an full size capacity, stackable, washer and dryer in every apartment.

Are pets allowed?
Cats are now welcome at The Factory Apartments pursuant to the following policy:

1 cat maximum in studios and 1 Bedroom units. 2 cat maximum in 2 Bedroom units.

The following is required for each cat:

  1. Must provide proof of current vaccination
  2. $200 additional (refundable) deposit
  3. $100 non-refundable cleaning fee
  4. $15/month pet rent
  5. Signed Pet Policy Addendum

What utilities are included in the rent?
Basic cable, high-speed Internet and water

What about fire safety?

  • Smoke alarms and heat-sensitive sprinkler heads in each apartment
  • Fire extinguishers throughout the building
  • Fire alarm pull stations
  • Masonry walls and floors

What are “central locking” and “voice identification”?
Voice identification is a system using an intercom at the front door. Arriving guests call from the front door to the resident they wish to visit. The resident then answers his or her intercom, talks to the guest, and can choose to unlock the front door from inside the apartment.

Central locking means that once a guest enters, the front door is automatically locked again when it closes. Since all exterior doors are self-locking, only residents can let themselves in.

Exterior gates have carded entry.

Only residents and their guests are allowed in The Factory.

What are your smoking policies?
For the health of our residents, as well as the “health” of the building, the management of  The Factory Apartments requests that residents adhere to smoking regulations. Since an apartment is a private residence, residents are free to smoke inside their apartments. We do request that residents use a portable air filtration system if they smoke, both as a courtesy to their roommates and to prevent buildup of odors and stains inside their apartment.

Smoking is NOT allowed in any common area of the building including the elevator, lobbies, stairwells, or hallways.

If residents smoke outside the building, we request and sincerely hope that they will be mindful of keeping the area around The Factory as attractive as possible by properly disposing of cigarette butts and matches.

Where and how much are the parking spaces?
The Factory Apartments has a gated parking garage to the building. Each space is reserved on a first-come, first-served basis for a fee.

Does The Factory Apartments have a convenient location?
Yes, it does. One of the most appealing features of Northgate living is having great restaurants nearby. Northgate is known for the variety and quality of its eating and entertainment establishments. The Factory Apartments, located in the heart of Northgate, is within an easy walk of more than fifteen restaurants.

Texas A&M University is located just two blocks south of The Factory Apartments, so it is not necessary to drive or even take the bus to campus (see our Map to Campus).

A&M’s bus service is widely used, and residents may wish to consider it for transportation to campus. There is a bus stop very near the front of The Factory, and this is the first stop off of campus, or if you are going to class, the last stop before campus. No long waits for the bus, and no long bus rides from here!
